The first half of 2025 was characterised by subdued demand and virtually stagnant new construction activity. However, Duisburg is holding its own in this environment thanks to its clear locational advantages: our logistics DNA, which is unique in Europe, and a forward-looking land use policy give us a competitive edge. This also applies to the close integration of the city, the business community and project developers.
The decline in office and investment turnover and the bottlenecks in new residential construction reflect the current difficult market phase. In view of increased construction costs and uncertain pre-letting, it is crucial to think ahead in terms of planning law and concepts. The Wedau technology district and the Duisburg dunes are particularly in focus here: those who plan ahead now will be able to realise above-average return potential when the market picks up again.
