Duisburg's real estate market report 2024

Despite challenging conditions, Duisburg remains a stable and versatile location. The real estate market report published by Duisburg Business & Innovation and the City of Duisburg shows strong development, particularly in the logistics segment, with around 729,850 m² of modern stock and stable prime rents of €8.00/m². Logistics also remains the growth driver in the investment market, accounting for around 75% of the commercial transaction volume of €169 million.

The office market achieved 43,000 m² of space turnover, with a vacancy rate of 4.6% and stable prime rents between €18.50 and €22.00/m². New construction activity remains moderate, with 13,800 m² of completions. In the retail sector, 33 new leases and new anchor tenants such as Decathlon in Forum Duisburg are providing fresh impetus in the city center. Prime rents in prime locations remain stable at between €35.00 and €37.00/m² and underscore Duisburg's importance as a key supply location for the region. The housing market remains tight: with a stock of 19.3 million m² of residential space, rents in new buildings are rising to an average of €12.00/m², while purchase prices for condominiums in sought-after locations are rising slightly.

Overall, it is clear that Duisburg is consistently focusing on marketable, sustainable products – from logistics to residential space – and offers solid prospects for companies and investors alike.
